Hello, 

My name is Ryan, im 33 and own and rent two single family homes. As of now these properties are all I have in regards to my future retirement. I'm looking to re-evaluate my finances and explore others opinion, advice, and/or recomendations to get the most out of my investments. 

Property 1 is currently a 10yr. line of credit loan (about 7 years left) with a minimum monthly payment of $200/mo. Zillow shows an estimated 100k value on property 1, I estimate 90k is more likely.

Property 2 is a 30yr fixed loan (about 28 years left), and Zillow shows an estimated value of 129k.

The image below shows a fairly accurate estimation of the current finances for both properties. I'm more than happy to include additional information should it be needed.

I like the idea of buying and holding onto properties for the long haul, but not opposed to selling or refinancing should the outcome make sense. As a construction worker/framer I can build a home but not keen on finacial creativity. 

I'd appreciate some ideas or different options that would be financially smart, any ideas would be greatly appreciated.
