Website, advertising laws florida (investors)

What, if any limitations are there for florida investors wanting to build a website to drive leads for wholesale transactions (buy outright and then sell), flips etc that will be sold to investors or retail. We plan to use a agent to sell retail properties and market the homes after Reno. So the purpose of the site is to drive lead generation.
