Investing in active adult 55 years or older property?

so I have a friend/potential partner that ran across a property that is identified as an adult community. It seems the community is for active adult 55 years of age and older. The property consists of resort style amenities, plenty of activities, and an open floorplan. Definitely seem like a prime location and property for active retirees. Would a property like this be a good investment to wholesale even though it's targeted towards a specific buyer/group?
