Commercial / Retail Investment Property

Hey group! 

I have been investing in residential property for awhile now and I am doing very well. Lately, I've been coming across "a lot" of commercial / retail investment properties and now I am wanting to turn "some" of my focus in this direction. 

What advice can anyone give me regarding the best practices in getting started ( how different is it from residential) locating motivated sellers and of course motivated buyers in this space of investing.

How should I start....my gut tells me to start off with wholesaling (assignment contract) which I do not have (for commercial/retail) 

What are your thoughts...any advice?
