Email marketing tips please!

Hi I'm new to investing. There's a few vacant properties I've found driving for dollars. I've done a skip trace on the owners & I'd like to email them. A few questions...

1- Does anyone have email templates they'd be willing to share for the first message & follow up messages? What to put in the subject line?

2- Are there any specific things to do or avoid when it comes to email marketing?

I see a lot of direct mail marketing and cold calling advice but little email advice. Any help and insight regarding email marketing would be welcome. Thank you for your time!
