Farming Neighborhoods to Acquire Properties - Need Help

I am part of a real estate investing team and we are going to start farming specific neighborhoods to acquire properties.  What types of marketing materials work for this (letters/postcards, etc), what type of information is usually included in these materials, how many times do you hit the neighborhoods per year...are there any types of templates out there to work from?  What other info may be useful?  I appreciate it!
