Mail Campaign- 4,000 postcards and 800 letters

Hi everyone,

I'm about to start a new mail campaign tomorrow. I want to get some feedback on the criteria I'm using and the type of lead I'm targeting. Any feedback would be greatly appreciated

I'll mail prospects every month, for the next 6 months. My type of leads will include:

1) Absentee owner - 1255

2) Owner occupant with high equity (Last sale date 2012) - 2,854 leads

3) Probate (letters) - 800

Leads are coming from listsource. I'm using the following criteria:

1) At least 50 % Equity

2) Sold before 2004 and between 2009-2012.

3) SFR and MF buildings

4) Zip codes or areas with high turn over 

I didn't include minimum SQ FT or number of bedroom or baths. I found out this would drastically cut the number of leads. I'm not sure if listsource just doesn't have these data for the majority of the homes or leads they have and leave the leads out once they are filtered. 

My main concern  is not knowing if I'm targeting the correct lead type. About 60 % of my letters will be mailed to owner occupants. 25 % will go to absentee owners and the rest will be mailed to probates. I wasn't able to find that many absentee owner leads even though I included over 12 zip codes. 

Any feedback would be greatly appreciated.
