Tertiary & Fix/Flip Philosophy

Good Morning and Happy Holidays,

I have a question for all investors, and very curious on your perspective's regarding this philosophy. I have heard from many successful investors starting out with little capitol, that this perspective works and is a good path to start on for a beginner investor.

Buy & Hold: Tertiary-1031 up

Fix & Flip: Low priced Single Family/Duplex for capitol gains

All of this sounds accurate and maybe vague, but from a beginners perspective interested in Dallas's surrounding metropolis area's, I think I could possibly be barking up the right tree. I want to snowball all of my knowledge, capitol, and experience into multi-family.

Please, any feedback is greatly appreciated. I just wanted to see if this philosophy was well known, or just an investors opinion.
