Advice on most effective marketing methods

I am new investor starting out and would love some advice on what the community has found to be the most effective marketing methods to help expedite my learning curve and avoid unneeded time and costs.

Using the 80/20 rule what have you found the best marketing methods to generate the best quality leads?

I see direct mail mentioned a lot, but for those of you who have had success:

-what did you say?  

-Who do you target and see the highest response rate?

-What is a good response rate?
