Target Marketing - Culling Tax Rolls

I am interested to know the techniques you use for culling through the tax rolls and targeting specific groups.

Where I'm from the tax info is online and each entry has a tax code designated to it, like: PB - Probate, AH - Affidavit of Heirship

Which codes would you target?

Also, I've noticed that the property owner's name may include things like EXECUTIX or, %JohnDoe.

What does that imply about the owners and what are some other words I can target within the property owner's name?

If a property which has an Absentee Owner lists 2 or 3 owners, does that indicate that the owner is an investor who is carrying the note for the 2nd or 3rd owner?
