What are your thoughts of not giving a phone number in direct mail, but rather sending them to a website to answer some questions?

The phone call is going to happen at some point regardless.  Why add an extra step to the equation?  I would get them on the phone as soon as you can.  In my opinion that is where you really drive the deal home and answer any questions they have/ show them how you can solve their problems.  Keep them motivated and get a contract in their hand asap.

The more time the process takes the more time they have to back out of the deal or even worse, shop for another buyer.

I like the idea of several options for them to respond to; email, phone, text, or website.  I think a website "code" idea is going to be undesirable for many of your sellers.  In my opinion these extra steps could cost you the deal.

If you are concerned about tracking metrics that closely how about just asking them when you talk to them?  "So how did you hear about us?" <--- A lot easier then sending them to a website and having them input a code.
