Looking for a lender in Illinois

I'm just getting into real estate but I'm running into funding issues. I'd like to speak to someone possibly interested in funding a project. I'm looking to buy, put a little work in the home, and rent it out. I'd appreciate some advice. I have around 5,000 cash as of now. Some of the homes I've been looking at are around 20,000-40,000.00.
