Investment Condo

Hello BP community!

I bought a condo in 1999, lived there until 2015 QCD the title to my company' name in the same year and rented it out, the rent is $1,250.00 the mortgage payment with taxes,insurance, and association fee is $732.00.  The condo is currently appraise at $150,000.00 and the balance of the mortgage is $51,000.00.

Here is where I need your advise, I need to cash out the equity on the condo so I can invest in real estate and keep the condo as the first property on my rental portfolio.  What will be the best way to accomplish it?
