How to market Subject-to

Hi I am planning to specialize in marketing to Subject-to. Do you have any ideas? Online Marketing? PPC? SEO? Bandit Signs? Foreclosures? FSBO? Direct Mailer? You might tell me well all of the above however. I would like to heard which marketing strategy has working better for you in your market. And How many deals per month can a newbie expect 1~4 or more. What I am looking for it is to build a pipe line of deals... if not I wont have a sustainable business. Can anyone shade some light to us newbies on this topic?
