If you HAD to get a deal in 30 days or less...

If you absolutely had to make a deal in 30 days or less, and you had only $200 and no previous marketing in the area.... how would you do it?  Door knocking?  Bandit signs? Flyers? All of the above?

Direct mail seems too slow to get it done in 30 days, sooooo......?  Doesn't matter what kind of deal, just assume you have all the buyers you need.

Direct mail and Bandit signs are too passive to get a deal that quickly. You need to be 100X more active and get in front of sellers fast. I'd pick an C+/B area and go driving. You should be able to find dozens of vacant and TLC-needing homes. Go out on garbage day and look for no garbage, tall grass, and a crappy roof. Get out and talk to neighbors and try to get a contact name/number. If the house has a bunch of bank signs on it, I'm passing. After getting 100+ houses, I'm looking up the property records. If the house was purchased in past 5-7 years and has a mortgaged, that's a low priority house. I'm looking for houses that were purchased a long time ago and are going to have equity. Once I narrow my list down to 25- I start making phone calls. That should get you in front of enough sellers to get a good deal under contract (assuming you know how to analyze a property and make a good offer).
