Newbie looking for input on direct mail postcard

Hello,

I have never done direct mail before but it seems interesting. Below is the 3.5 x 5 postcard template I was thinking of using for absentee owners, specifically residential multifamily owners. Would anyone be willing to provide feedback on this template? Here it is:
