Yeah..I am excited.

I'm trying out DM for the first time and have 230 envelopes in my truck to be dropped into the post office later today.

This may not be big deal for many but I just wanted to shout it out :), as it is for me.

I didn't want to spend much money in my first try so I stuck with a smaller list and did id all myself (and the wife). Took time and work to get it done as close as possible to commercial-like yellow letters but they came out pretty good. 

I'll update the results as they come!!!!

Thank you all for the words!!..I am now waiting for the phone to start ringing to look at it like "...crap...now what?"...and run away! j/k

This is actually my first time doing marketing instead of pursuing leads, hopefully it works better. 

My plan is to follow up in a  few weeks on those that do not pierce my eardrums with insults or leave me nasty voice mails to increase the chances of success. Let's see.

@Shawnee McGee I am new too. I have been learning for way too long and I am now trying to take some actions to make things happen. I haven't close any deals yet so there is not much I can actually guide you at.

About the buyer's list, that is not my main concern right now. That is normally one of the selling point of the big gurus out there to get you all pumped up and pull out your CC.

In my opinion that is the easiest part of the process (again, take all my advice with a grain of salt). The hard part is getting a good deal, regardless of your strategy, talking to sellers, negotiating, structure your financing. If you won't hold on to it, you'll have plenty of time to fill up your buyers list. Just drive around and write down all the "I buy Houses" phone numbers you can find, post here in the marketplace, go to CL and post your property there and you'll see how quick you build your Buyer's List. From the moment you get your house under contract to when you need to get out, you'll have plenty of time  work out that part.
