Yellow Letters vs. Postcards

I'm looking to begin my direct mail campaign soon. I wanted to know which method would be more cost efficient, as well as, which method seems to produce better results. Handwritten Yellow Letters or Postcards?

Also, I was wondering if it was a good idea to identify the property address that I'm interested in when mailing to Absentee Owners?

Glad you have a plan ready for action. Practice on the phone will be great, and you'll be comfortable with it before you know it.

As for how often to send out the letters and how many at a time is entirely up to how often you will be able to answer the phone or return calls from messages. If you calculate the average response rate of 300 letters at around 9%, then you can predict around 27 calls. If you would rather take it a bit slower, then split the mailings into increments like you were thinking. 

Your leads are good for quite a while. I would suggest mailing to them for 5-7 months. Typically sending a marketing piece every 3-5 weeks will continue to bring in calls. For some it will take a couple of touches before they realize you are a real person and actually respond.

I'd say that $300 a month is a good start. Once you find and make a deal or two you will be able to increase your budget. The important thing is that you are starting and committing.
