I was listening to the BP Podcast from this week, and I heard Lance Wakefield talk about understanding the amount of equity in the home, and how that affects marketing. I live in Texas and I'm not sure on how to go about finding that info when looking at properties or when marketing. Could someone point me in the right direction on how I might get that type of information?

When practicing doing a Property Analysis, I continue to get jammed up on estimating the rehab budget. These are properties that I obviously haven't been inside, and I have a very limited understanding of the costs of the repairs & supplies. Should I not get so caught up in trying to be so accurate? Any feedback will be much appreciated..

What are some ways a new investor can help the more seasoned investors? I would like to make myself available to help in areas like sending out direct mail and others. Basically, any tasks that will serve as beneficial to both parties; with myself benefiting from gaining the experience. If you could give me any suggestions on others tasks that are (delegatable) I'd appreciate it.
