Direct mail advice

I am looking to start a direct mail campaign for my personal holding company. I'm going to target pre foreclosures, divorces, estates, absentee owners, and expired MLS listings. I know that each of these groups will require a different letter. What has worked for you in the past? Where and how should I start? How did you track your results?

Thanks
