Wholesaling questions

So my associate and I have been working for the past few weeks, and have compiled a list of about 50 distressed properties we are interested in, along with the names and addresses of the homeowners. We plan on sending yellow letters to market, and we would like to call the homeowners as well, but we don't know how to obtain their phone numbers. How would we go about obtaining these? Also if anyone has made any mistakes at this point, would you mind sharing those with us and any general advice, as we are relatively new and unfamiliar with some of the problems we might incur. Thanks in advance for your time.

TLO , subscribe , when you do tell them you're doing it to track down old notes. FYI otherwise they won't give you access bc of all the identity fraud

I would try whitepages.com for phone numbers.  If you have their name and address it should be easy to find their number there.

I suggest you offer to give away some information FREE ie- market analysis of their home and create a drop page to get their email address. The yellow letter should be created as a soft sell- not a I BUY YOUR DISTRESSED HOUSE - in your face stuff. They get those all the time. Have them email you to help them out. solve their problem - move on in their lives.

@Tyler Morland

You've got the right idea, congrats for taking action. Remember that it may take 7 - 10 "touches" before you get a response from some of those leads. Keep mailing or calling them until they tell you to stop contacting them, or that their house will not be for sale.

On to your question, I use www.spokeo.com for reverse lookups. The annual membership is inexpensive, and it will come in handy. If you can't get in touch with the homeowner, sometimes contacting one of the relatives that Spokeo lists can be beneficial.

Good luck, and let me know if I can help you with anything else.

    Tyler,

    I too am curious on how to obtain this information. A lot of times, white pages doesn't have the accurate phone numbers. I try to contact them via social media but rarely does that work. I would be eager to know how you end up getting updated contact information on these homes as I ALWAYS end up hitting a brick wall on those. @Jason McDougall, thank you for that suggestions.
