Maryland's Probate list

I have a mentor and when it comes to probates he directed me to the site for Maryland and encourage me to fill in only the range, estate type, and county for the probate search. For estate type he instructed me to select se (small estate) or re (regular estate). Is there a way to know whether there is actual real property or not? I feel like I could be wasting some dollars on marketing. Also, is there a recommended time frame from when the probate was opened to when I should be contacting the family? I was instructed not to go back more than two years and to look at closed and open estates. I just feel like I am missing something.
