Young college student looking to invest in real estate

Im a young nursing student looking to invest in real estate i would like to know exactly what may be the best route for someone like me who has money saved but not alot and who is interested in becoming a landlord. Do i need a lawyer to buy my first house? If i buy a house and start renting it out would my tenents take me seriously as a young female in college? How could i buy a house with little money down? What are some good websites to look at houses in my area?
