Marketing questions please help

I'm getting ready to put together my first set of mailers to send out to my list of homes and I have a few questions before I do so. 

My job allows me to drive for dollars 5 days a week and so I get see houses that most wouldn't. I've done the research on the properties and a majority of the homes on my list are abandoned homes. Any kind of help on how to approach these properties would help. The abandoned properties are either owned by the home owners still and there are others that are bank owned and under trusts. How would I  market to those owned by banks and trusts? Is the same approach to the actual home owner going to be the same or different? 

Any help is much appreciated.
