Direct marketing letters

Looking for some ideas of what to write in my direct mail marketing letters.  Would anyone be willing to share what works or has not worked for them?

I am a buy and hold investor.  This is a sample of what I am currently writing, we add the property address into a subject line above this letter (below).  What are your thoughts?

Mr. James Smith:

According to county records you are the owner of the above property. I am an investor and I am interested in purchasing properties in this area. If you would be interested in selling this or another property please contact me. I can make a cash offer and settle quickly.

Here is what I send to the houses I find while driving for dollars, thus far has been my only source of lead generation:

We are not real estate agents. We don’t want to list your house.

Here are some of the things that we can help you avoid:

  • Leaving your house vacant and vulnerable
  • Possible loss due to foreclosure
  • Paying closing costs, commissions, or other fees
  • Payment of insurance and taxes
  • Renting and management headaches
  • Repairs, updating, or even cleaning

If you are interested in selling your property, please contact us immediately. If we can come to an agreement, we can usually close in a very short time.

If you are not interested in selling at this time, please keep this letter should you decide to sell at a later date.
