I know I have mentioned this somewhere on this site before, but I was chatting with another investor and this came up.

A solid source of marketing is to actually attend EVICTION COURT. Have some simple business cards ready to go, and when you see a landlord there that is obviously stressed by the process, you might have just found a motivated seller of investment real estate.
