Advice on Buying real estate for renting in Torrance CA

I live in Torrance, California and I am interested in buying single family home or multi family units in the lower price range and start renting them out. Please suggest any resources for me where I can look at the properties and things to consider to decide whether a property is good or not.

My apprehension is: Is Torrance a good area for a beginner or should I start looking at other areas. I thought that since I live in Torrance, I can manage it myself if there is a problem. Is that the right way to go?

Any advice is greatly appreciated!

Thanks

I recommend making sure you understand how to run numbers on rental properties. If you are looking for cash flow, understand how to determine if a property will provide that. Unfortunately the chances of any property in Torrance cash-flowing is slim to none. You'd have to be in it in hopes of appreciation to see a profit. And that's fine, but a totally different strategy than cash flow.
