Direct Mail Campaign Help

I am interested if anyone has an example of a successful absentee owner direct mail campaign with the following or if someone could help me design a direct mail plan with these criteria:

1.) I am looking to reach each owner 7-8+ times with each letter building on the previous(I don't want to send the same letter over and over.)

2.) Do you send only letters or mix it up with postcards and zipcards as well?

3.) What should the message say, or post cards show?

I want to develop a great direct mail plan, so that I am not wasting money and sending out random letters here and there. I want to get the most bang for my buck!
