commercial RE market research

Hey,

I have two duplexes that are zoned residential, with the potential to turn commercial due to its location. 

They are currently rented to residential tenants.

When the leases finish for these tenants, I am thinking of converting these duplexes to commercial units.

What kind of market research could I do to see if turning these duplexes into commercial units would be a good idea?
