Hey BPers, I thought I'd pose a question some you all seem very supportive and concise information-wise. This is gonna be a book somewhat so bear with....

I am having trouble locking in properties and have been leaning on inventory from older wholesalers in Baltimore.

If you're from this area, you know that much time is wasted with other wholesalers who can't close or with tire-kickers. I can't say I have never been either in the past 6 months but I've never made an offer or had a GC walkthrough on a prop I wasn't convinced I could close on.

However, here I am prop-less and essentially "bird-dogging" for others. Anyone who can suggest a hack to cut through the heavy competition (I've been turned away by sellers who liked me, due to Broken Wholesaler Promises that left a bad taste with them). Only few rise to the top, but short of a website, what can I do immediately to legitimatize myself? Everyone has marketing materials and lead-catching systems.
