Direct mail marketing question
Hi All,
I want to start a direct mail marketing campaign, however, many of the direct mailings I see state that they can buy with all cash ect. ect. And I don't have the cash to say that I can buy a property all cash. I am focusing on SFR buy and hold, is there a different statement I can make to get deals via direct mail or should I concentrate my efforts elsewhere?

I did have one seller that wanted me to show up to closing with all cash. Needless to say we paid her by check instead.
