How to find different lists for direct mail?

Hello BP friends,

My partner and I would like to start with our first direct mail campaign and I have two questions:

1. Where is the best place to find lists?
Absentee Owners, Abandoned Properties, Probate, Tax Delinquent, Expired Listings, etc

I'm in New York City and I already asked a few lawyers and realtors for leads but they didn't know.
We are going to court this week to find out more information, I'm just not sure if we can find all lists around one place/department or there are different offices for each category.

2. Is it wise to send our yellow letters or postcards (we are still debating what to start with) to all lists or should we target one or two?
