1. housing code violations is a good lead source and very little competition.
This information should be posted online in your market. Mail a post card or you can choose yellow letter.
2. Fixer uppers vacants in the area can be appealing too. There is a sense of motivation with a vacant property that needs work.
For me, off market properties have the best return.
3. Post an ad on your local craigslist in the Jobs section. "Looking for Birddogs". You will get calls.
4. Contact people who are "Property insurance auditors" Those who do valuations for properties that have "fire damage, natural disaster, roof damage etc..."
Keep thinking outside the box. You will find a team of people and sources if you are consistent and take massive action!
