Finding Owners With Equity

I am trying to figure out how to target owners with equity.

Local title companies (even investor friendly one) don't have any way to confirm equity or filter leads with equity. The issue of course lies in people pulling out 2nds or refinancing their 1st and maxing out what they owe on the home. YellowLetter doesn't either (the count they gave me was way too high for what it should be). Suggestions please? Would like to figure out a way to get a targeted list without having to go on the county recorder website and start looking at deeds of trust manually - way too time consuming.
