Where can I find probate, back taxes, and eviction lists or lead sources

Jared Black - welcome to BP! While this question seems to asked here at least weekly, if not more frequently, I have a suggestion:
Visit your local probate court at least one time. Take with you what you use as a lead sheet (intake sheet or similar method to organize lead call info) and ask the records clerk to review (sometimes called preview) an actual case file. If the first one does not involve real estate, keep at it until you find one that does.
By doing so you'll have a better idea some of the things that go on during probate administration. You'll see foreign-looking documents, but don't worry. Find the assets section, if listed. Determine what information you want, which data fields will need to be created and populated later for your mailings.
Here's my challenge for you: will you do this until you get a deal flow or will probate be another shiny object opportunity that is replaced by the next distraction?
