First Direct Mail Campaign

Good afternoon all,

I am getting ready to send out my first direct mail campaign. Yay! I'm targeting absentee owners in my area and I'm using Listsource.com. My question is, how far should I narrow down the search? I put in the zip codes, requested to only get the owners that have their mailing address and their property address on file and I selected out of state only. Is that it? Any tips would be greatly appreciated. I can't wait to get started!!
