Do you call yourself a real estate investor or a real estate entrepreneur? If you consider yourself both, do you prefer using one term over the other?

I'm just curious about what BP members call themselves on their business cards and/or what they say when they meet new people who may or may not know a thing about real estate. (In other words, people who have no idea what a wholesaler is or a note buyer, etc.)

I don't have anything on a business card (don't even have a business card right now), but I would consider myself an entrepreneur.

In fact, my 'elevator speech' is that I'm a homewrecker - that makes people stare at me, grin a little, wondering if I'm joking and then they go off on my floor to hear what exactly I mean ;-).

When you do major rehab, you have to demo first (wreck), before you can do rehab.

PV = present value of money... Used when buying streams of debt or Notes at discount.

One of my favorite present value of money equations and one that got me out of a lot of my OREO was Zero interest financing... 0 interest for 30 months has the same PV as 7 years at 15%...

On the topic of how you introduce yourself.. for me.. If I am lending I am a lender.. If I want to buy lots to build on I am a builder... If I want to lend to folks NON recourse for 5 years on investment properties then I am a non recourse lender... If I am lending to fix and flippers I am a HML short term. If I am doing 5 day or less loans I am a transactional lender.. And if I am doing JV's I am the best damn partner you will ever have ... that's how I represent myself.

Plus being a RE broker in 3 states and NMLS licensed Mortgage banker. If I am doing deals were I have to disclose those I do.

Just depends on the venue and who I am working with.. My business card simply has my name and e mail and says RE investor since 1975.

Plus my mug shot. As I am told a picture in your avatar is important these days.
