Open house or individual showings for rentals?

Hello BP, 

My name is Alysha and I have a property in Littleton CO. I am considering doing an open house for my rental because a mentor recommended it, but I am not fully confident in this approach. 

Does anyone recommend an open house vs individual showings, and if so what is your approach towards this?
