What to do with $700,000 cash in LA ?

Hi guys

I'm 26 years old and really newbies in real estate and how to invest.

I have $700,000 cash and I don't know what is the best way to invest that.

I'm getting my general contractor license too.

So I was thinking maybe I can get the townhouse or condo and remodel that during the time.

But at the same time everyone says it's the sellers market now and it's better to wait because of the loan interest rates that getting higher everyday, so we might have crash on market and the prices will get lower.

I really don't know what should I do and I'll appreciate if anyone can give me an idea.
