Help finding a buyer for my first deal

Hello! I have a deal in Fort Wayne that I'm looking to find a buyer for. Does anyone have any advice for doing that? I've posted in the local REIA and other FB groups and texted it to my buyers list. What else would you do?

I've been in this position before, with a deal in hand that I didn't personally want to take on for one reason or another.

Your best bet is to call the top wholesalers in town. They already have done years of work building lists of qualified cash buyers. Offer the wholesaler a small fee to connect the dots on your behalf. You make some money, the wholesaler makes some money, and the buy & hold investor should still have room left in the deal.
