What type of marketing do you wish you knew more about?

Hello BP,

I have more time on my hands and decided to join this site to contribute and network to other marketers, investors, etc.

First, a bit about me:

I specialize in Lead Generation, conversion optimization, SEM/SEO, Social Media and general traffic generation. Without boring you all with the details, I manage everything from medical startup's copywriting and sales funnel creation process to music blog network's ad sales. I like to think I am versatile when it is more so my preoccupation with having a diverse business experience.

I want to contribute information that the members here are interested in. So, what topics would you like to see on marketing, lead generation via unique online or offline sources, web properties? Feel free to also ask any questions here and I will try to respond as I go along.

HUD homes can be a great investment.  I sold two flips to investors that were HUDs recently.  I wish I could buy them!  The lowest discount from list price I have ever seen is 70% of list and I have sold 100 HUDs each of the last three years.  Those discounts are only given on homes that have been on the market more than 60 days.

Thanks man ya I am checking out what type of stuff I wanna get in and I got a good team ready to help me/us make a decent living, and I think we can make it just gotta find that area to zoom in. I also think that when I get started I want to start a youtube series of what i am doing at that moment. As a case by case of what i am doing, because if I make a mistake I want you guys to help me fix my problems and celebrate my small victories.

I have bought quite a few HUD homes and it can be a good place to find deals.

You would think that HUD would be pretty consistent in how they handle things nationwide but what I have seen in different markets as well as stories I have heard here and other places they will do things differently in different states.

You'd probably be best talking with someone that has bought some in Georgia to get a better feel for the market there.  Like I have heard people here talking about buying for less than 30% list, I have bought them for as little as 55% of the list but from what I have read of @Mark  Ferguson 's stuff they don't ever get discounts like that in his markets.

Of course the list price can be pretty irrelevant in determining the value so even paying close to what they want can still be a deal.

I seen on your site that you do HUD homes is that a good investment for new investors? I just got my LLC Friday afternoon so I really want to start doing something with my life other than wishing. Any tips?

The best education is both experience and proper research with a specific plan. A mentor is invaluable for direction, but experience is the best teacher if you ensure you properly educate yourself. They don't say "knowledge is power" for laughs.

@Mark  Ferguson How long has your site been in operation? Have you been handling SEO yourself? I recommend you install clicky as an analytics tool.

Your strongest tool for turning a website into a web business is in both analysis of your target audience and understanding their needs and leveraging the platform you build to offer them what they seek.

I have almost 100 free articles on my blog.  I also spend hours each week on my blog.  If I can monetize and teach at the same time it is a bonus.  When using something like AdSense it shows advertisements on a web page and the owner of the web site gets paid when people click on those adds.  It costs the viewers nothing.

Dev, my site is focussed on long-term rental properties and is about 6 months old. I have a new post at least every week plus link my bigger pockets guest blogger posts as well.

I have a product and two kindle books.  I had no plan in place for revene when I started my blog, I just started writing.  It has been great for networking and learning even if I never make any money off of it.

It depends on a variety of factors, the quality of your traffic, the layout of your site, the relevancy of the ads to your content, how fresh the content is, and the visitors frame whether they are desperate for the information your site is offering.  I have noticed that sometimes though, a high click through rate will level out as the site becomes more established especially because of returning visitors. If you don't mind me asking, what is the purpose of your site? Is it to network, make money from cpc and affiliate sales?
