New buyer in need of guidance.

Hello everyone. My name is Chase, I am 21 years old and I recently graduated from college. I have a full time job where I make about 40 grand a year and I have about 10 grand in savings. I want to start investing in real estate with the goal of buying and renting houses. I have been doing a lot of research on the process of buying a property but I still don't know where I should start and what I should look for. I live in the Houston area and would like to start with an affordable property that I can pay off while renting. 

I would be grateful for any advice or connections yall could give me.
