Any investors in Boise
I hope everyone's having a wonderful life! My name is Paul and I'm a new investor in Idaho. I've noticed a big gap in the forums for investors out here in Boise as of recent. I'm posting in the hopes we can build a community for local investors to connect. Anyone interested should feel free to post a little bit about yourself, current real estate ventures, etc.
Again, my name is Paul and I'm a new investor in the Treasure Valley. I'm just beginning my journey so I still have a few hurdles to jump (including my first purchase), but I'm hopeful that in connecting with other local investors we'll be able to help each other succeed further. I'm currently investing in single families, and duplexes with the intent to Buy & Hold.

Paul, Boise is really tough right now. Sure, you can overpay and hope for some appreciation, which will likely be here for a few more years, but you will be paying out your nose with negative cash flow for that hope. There are markets where the numbers work way better if you want cash flow with less gambling. There is so much money waiting to be spent on any remotely attractive deal in Boise right now that for one investor, doing one deal, for the first time....scary. The best time to buy real estate is 20 years ago, the next best is today, so jump in and go for it, but first determine what you want out of it. If buying into a super hot market with no cash flow is your goal, Boise is a great place.
