How to wholesale this into a buyer who want the property in their

I have this property and like most people will tell you put the property in an LLC and sell the LLC well. NONE of my buyers like that. On my last deal I had to do a double closing to get the house in my end buyer name. is there a better way to do this than to do a double closing?

Thanks for your advice. It's just funny how every guru and every book will tell you about forming an LLC and putting the property in the LLC's name. then like you said every buyer wants the property in their name. These are the things the books and seminars don't tell you. I lost almost 25K in profit on my first deal due to doing a double close. My "mentor" told me we couldn't assign the contract into a person's name.
