Hey, guys. I'd been back and forth with the listing agent and his client for her property located at 6032 N 19th Street, Philadelphia, PA 19141. I thought we had an accepted offer, but no. Anyone who's interested in this particular area of Philly, I'd encourage you to submit an offer. It's listed for $69,500, but I know that the seller is willing to accept an offer of $53,000. It needs about $30K-$35K in renovation work. A similar renovated home up the block (on the same street) sold for $133K after less than 2 months on the market this past May. It doesn't fit my criteria, as I wanted to flip it in as-is condition, but it would be a solid deal for the fix-and-flipper.
