2nd round of yellow letters please help!
Hello everybody! I have searched the forums and I cant find the answer I'm looking for exactly...
I have mailed out my first round of yellow letters (about 100).Boy did that take a lot longer then I thought! From what I have read, most of you recommend 3-4 mailings to the same list. My first round is short and simple, handwritten. "Hi! My name is Anna and I would like to BUY your house at 123 main st. Please call me at...!" Should the next round be simple like this, or is it better to go into a little more detail? What works for you guys? If anyone has example of the 2nd and 3rd round you would be willing to share that would be awesome!

This thread is full of good info for you. @Arktavious Sally and @Scott Costello are right on the money with the tips they've given to improve your success. @Blair Halver , thank you for that link on Dunning, good stuff. And absolutely right, each piece should build on the one before.
The only other thing I think I might add is that at some point, you'll also want to ask for a referral. I'm sure some will disagree as there seems to be a growing sentiment that the only people you want to talk to are the ones who are desperate to sell NOW. Anyone else is a time waster....
I couldn't disagree more. Unless you've already "arrived" and are doing your (insert number) deals per month already. But in the beginning, you're going to want as many income streams coming in as you can. That means monetizing those "time wasters". I do that by referring them to people who have exit strategies that match the prospects need. Not desperate, pretty house? Let me introduce you to Bob the Realtor. Motivated, no equity? @John Jackson does lease options. Not motivated motivated very little equity? You'd think that would be a big waste, right? Well just wait till they talk to @Grant Kemp . He does wraps that will put money back in their pockets.
The point being, I want to talk to lots of people, and usually starting in my second letter, I begin asking for referrals (if you don't ask, you usually will not receive). My second letter copy goes something like this:
Dear Bob,
Will you please call me? I sent you a letter a couple weeks back about buying 123 S Main St. in Any Town. Is there something keeping you from hearing what I have to offer? I like to pay cash, and close fast, but have other options too. If you need to sell, I can help. Call or text today at 555-555-5555
Bob, not everyone I mail to is looking to sell, and I’m trying to get better at reaching the right people. If you know anyone who is interested in selling, I’ll pay you for putting me in touch with them if I buy their house. Just call or text with details.
