Effective Strategies with MLS

Hello,

I am new to the RE investment game and currently have 4 properties under contract. I got my real estate license for the purpose of collecting the commision and being able to utilize MLS. I was wondering how some of you setup your search criteria to get the best results.

Do you filter any specific keywords? I know this is kind of based on what type of niche you will be going after, but what are some general examples of good keywords?

Any other tips and tricks you can use in MLS to be the more efficient?
