Question about Listsource: REO and Foreclosure REPORTS

Hey BP'ers, I have finally purchased my first Listsource list today. I have been working with @Jerry Puckett whom is going to help me with my mailing as soon as I FINALLY get him my organized list. Thank you for being patient with me @Jerry Puckett !!!!

Anyways, I see I get a few different report options and after reading dozens of posts on here, I don't see anyone ever mentioning the REO and Foreclosure reports that you can view from your list purchase. My questions are as follows:

1. Are these reports useful?

2. how can they be REO when still owned by a person?

3. Is the Foreclosue default list truly the Default Foreclosure data and the property is in foreclosure?

4. Should I approach these results differently from the rest of the list? (REO report gives me 68 of my 269 results and the Foreclosure report shows 90 of the 269)

Thanks in advance for your responses.
