Investment only condo offer

We just had an offer accepted on a condo that was offered for investors only...long term renter who wants to stay. Had to make an offer before seeing the unit. They accepted our offer, numbers look great. Going to see the unit on Saturday (we can pull out of the deal if need be.) However, I want to do my due diligence and make sure this is in fact a good tenant and I’m not going to have any surprises. This is my first rental offer, we are new to the game.

I want to get the lease and full rental history/rent paid. Am I allowed to ask for the background check or any information (employment/credit check) about the tenant that’s in an existing lease?

Any insight into this type of investment would be great. Thanks!
