Process Ideas for screening tenants

Question: Using spreadsheets to compare prospective tenants.
I noticed that Zillow goes to great pains to prevent the landlord from gathering a list of prospective tenants in a spreadsheet format.  They way I like to screen is by comparing the various data points to identify the best candidate.  We're looking for not just the highest credit score, but someone who is likely to be a long-term reliable renter, etc.  That's why I want to see all the data in a comparative format.

Do you guys have any recommendations?

I can copy by cut & paste. (in the year 2025, unbelievable...)

I am googling for AI parsing tools, to process each PDF manually.

Do other screening tools have a reasonable comparison interface?

Background:

I've placed two tenants in the last 4 years. About to place my 3rd in a second SFH. Both Class A properties.

I used Zillow for reach and convenience (tenant and LL) to pre-screen applicants, conduct initial coms, viewing, and broad-stroke eligibility.  I then use a more in-depth screening tool (currently RentSpree) to verify the details.

Thank you!
